The field office

Dirt first.
Paper always.

YBM DEVELOPERS LLC treats every tract like a job on the map: the stakes go in when the paperwork is signed, and the parcel is released when the file is closed. Eleven parcels across two tracts — assembly, subdivision, utilities and preparation — all under one site rule: no ground is broken on a handshake.

We work from 13110 Shaker Sq Ste C201, Cleveland, Ohio 44120. This website describes our tract map of services — it is not a development agreement, not an offer of lots for sale, and not engineering certification. Engagements, fees and scope are set in signed documents at the office.

Agreement before the blade

No land is assembled, subdivided or improved until the development agreement is signed. The map describes scope — the contract is what breaks ground.

Utilities to code, always

Water, sewer and electric rough-ins follow engineered plans and municipal standards — permitted, inspected, and never implied by a website page.

Report the cut sheet

Owners and partners get reporting as the field record shows it: parcels released, improvements installed, costs to date. The figures go out plain.

Asked at the trailer

Before the stakes go in.

Is this website a development agreement?
No. The tract map lists our scope of services only. Acquisition, subdivision and improvement authority, fees and timelines are set in written agreements signed by both parties — never from this page.
Are lots offered for sale through this site?
No. This website sells nothing and lists no lots for sale. Any parcel released for sale is documented in signed instruments at the office.
Do you handle cemeteries?
No — our subdivision scopes expressly exclude cemetery land, as noted in the tract descriptions (T-02, T-04, T-05).
Who installs the utilities?
Utility installation under T-08/T-09 is coordinated through licensed contractors and engineered plans under the development agreement — permits and inspections are part of the record, not this website.
Can you subdivide land I own?
Yes — T-11 covers subdividing and preparing land owned by others, under a written agreement that sets scope, authority and fees.
How do I cut a parcel?
Send the parcel number through the contact page or to reach.petra.kovac@ybmdeve.shop with the acreage location and what you need assembled, subdivided or improved.
